San Francisco Real Estate Market

Those of us who live and work in the Greater Sacramento Area (Placer County is part of that geographic area) are aware that real estate prices in the Bay Area are rapidly increasing to what many consider to be unstainable prices. Here's an in-depth article that points out just what effects this upswing is creating for the long-time citizens of the City by the Bay.

Price Reduced

OPEN HOUSE SUNDAY NOV. 8 from 12:00 - 3:00

Pending in less than 2 weeks...we're still looking at back-up offers, so don't hesitate.

Wow! This newer single-story home hit the market, and in less than two weeks we were in escrow. We are still encouraging buyers to take a look, because we are taking back-up offers at this time. That means if our current buyers can't close, a buyer with an accepted back-up offer can enter escrow on this home.

Disneyland with my Grandson and Daughter

I just couldn't resist posting a photo of my grandson and me at Disneyland. My daughter, Danielle, and her son, Zane, are such lovers of all things Disney and have been after me for years to join them at Disneyland and California Disney for so long that finally I gave in! Certainly as a foothill resident in Northern California, the idea of spending a few days with mobs and gobs of people and having to travel to Southern California is not my idea of a vacation. We had to move Zane out of his lodgings at the end of the school year at Cal State Northridge (he's a film major), so this seemed like a good time.

Oh, my! We didn't miss a thing! It was a blast! It's been decades since I've been there and there were lots of changes...but there I was begging to go on Star Wars again! Lots of good spots to people watch and evade strollers. It seemed to take days to recouperate but so well worth it!

A Fun Day in Nevada City

I just spent another GREAT day in one of my favorite places here in the foothills...Nevada City. It's just a half hour away from Auburn, and the setting is truly storybook. In fact, Hallmark used this as a location for one of their Christmas specials. I think it was called The Christmas Card.

This past Sunday, however, I cruised up the hill with some friends of mine for an outing centered around a production of The Hotel on the Corner of Bitter and Sweet produced locally by CATS and staged at the historic Nevada Theater. First, of course, we shared a great meal at Pine Street Cafe. As usual, the line was out the door and the wait was worth it. And as always, the food did not disappoint...fresh, creative, and delicious.

We needed to walk away a few calories, so we strolled up and down Broad Street and just couldn't resist stopping along the way at a few of the wonderful shops. Naturally, we couldn't leave without a prize purchase or two.

The highlight was the play. All of us had read the book and loved it, but frankly we just couldn't see how it could be adapted for the stage. Wow! Fantastic! Beautifully staged and directed, this play captured the essence of the book in a very thoughtful and creative way. It's playing through May 9, so if you get an opportunity to see it, make your reservations now. They are experiencing many full houses.

Our Demand Exceeds Our Supply!

Do you want to know one of the best measures of just exactly how that looks to folks who wonder how the market is? Get the facts from an expert. I did an analysis of our available inventory here in the greater Auburn area. There are three types of real estate markets: sellers' market, buyers'market, and neutral market. The market is defined by the months of inventory available based on pended sales. The inventory for the month of February 2014 had 2.7 months of sales. Inventory for February 2015 was 1.3 months. In other words, if you or someone you know wishes to sell, it appears that now is a great time. If you're a buyer, I'm not telling you anything you haven't found out. You know it's a sellers' market! Lower inventory lends itself to rising prices. Let's hope we don't see the insanity of the past. In our Great Auburn Area (up and down I80 from Loomis to Dutch Flat), we're facing sellers who want to sell AND buy and need to find out how to go about that complicated process. This is our market now...people see it's time for the change they have envisioned. Let me help...it's what I do!

Our Local Market...Help! We Need Listings!

I have plenty of statistics at my fingertips that I can share with you about our market. If you want to know about your home, neighborhood, community, etc., in detail just call or e-mail.

But let me make it clear about what's going on right now...we have far more buyers than sellers! If you or someone you know is thinking of selling, NOW is the time to start planning. Our median price has been increasing since the beginning of 2015. Buyers want to buy, yet there's a severe lack of inventory to choose from.

I would appreciate any help you can give to rectify this situation. Real estate transactions continue to become more complex, and educated sellers and buyers are the folks who make good decisions. I'm here to educate with the backing of a fantastic office...I'm never too busy for your referrals. 530-906-7255. mjmahoney@golyon.com...just in case you don't have that information already! Make it a great March.

Looking for a GREAT Make-Ahead Delight for Family and Friends?

I received a text the other day from one of my friends in the "Card Ladies" group that I meet with 9 months of the year. There are 8 of us, and when it's our turn to hostess, we throw a party...food, drink, cards, lots of laughter.

She was asking for my macaroni and cheese recipe. This is not just ANY recipe. It's Martha's Stewart's recipe...and definitely worth all the effort. I found it on the internet by searching for Marth Steward Macaroni and Cheese. If you can't find it, just give me a shout and I'll e-mail it to you.

One of these days I'll figure out how to put more photos in this newsletter...a picture of this mac 'n cheese is worth a thousand words. But for now, try the link above.

Musings

New Year's Eve is approaching, and I can't help but reflect on 2014 as well as look forward to 2015. I won't bore you with all the events that transpired for me personally in 2014, but I'd like to share with you the post-it notes that appeared on the walls around my desk at work. Some are inspirational and some are instructive for sellers. I did not discriminate and share all of them with you. Do with them as you wish.

When you harbor resentment, happiness lands at another dock.

There is no elevator to success. You have to take the stairs.

This is a unique situation and policy does not apply.

What buyers do NOT want to see: (1) decorative floral wallpaper and fabric (2) wallpaper borders (3) overwhelming pattern and texture (4) brass hardware (5) overstuffed bigger furniture (6) wall-to-wall mirrors, including closet doors (7) carpet in the bathroom.

If I can smell it, I can't sell it.
